We carry public liability insurance, and eligible residential work is covered by the Queensland Home Warranty Scheme. You can verify our licence at any time on the QBCC website.

Our builder, Lorenzo, is a licensed builder and a qualified carpenter who is on site every day. He does not manage from a distance. We also take on one renovation at a time, so your project has our full attention from the first day to handover.

Is the builder on site every day?

Yes. Lorenzo, our licensed builder, is on site every day of your project. He works alongside the team, makes decisions as they come up and is your single point of contact. You are not handed over to a supervisor who visits once a week.

Yes. We provide project management support for owner builders on the Sunshine Coast, and we work as a carpentry team for other builders. We adapt to the way each project is run while keeping the same standard of workmanship.

We choose durable materials suited to the Sunshine Coast climate and to each design. That means coastal grade timber and fixings for decks and outdoor areas, and quality fittings and finishes for kitchens, bathrooms and interiors. We source from trusted local suppliers.

Estimates and Process

How do I get a quote or estimate for my project?

Book a free site visit through our online calendar or call 0416 637 094. Our builder visits your home, measures the space and talks through your goals. For most projects you receive your estimate within 7 days of the visit. More complex projects can take a little longer, and we will tell you the timeframe upfront.

Yes. We can support your project from concept to completion. That includes connecting you with a building designer or architect, coordinating engineering, and managing the drawings and approvals your build needs to stay compliant.

What does your construction process involve?

We follow an eight step process:

  1. Booking online. Schedule your free site visit.
  2. Site inspection. Our builder visits to measure and understand your goals.
  3. Estimate or proposal. A cost range if you have no plans yet, or a fixed price proposal if you have drawings.
  4. Contract signing. Scope, price and timeline are confirmed in writing.
  5. Planning and approvals. We manage drawings, engineering and permits.
  6. Pre start meeting. Final selections and site setup.
  7. Construction. Our builder is on site daily and you receive regular updates.
  8. Handover. Final walk through and your completed space.

Timelines

How long does a bathroom renovation take on the Sunshine Coast?

A bathroom renovation usually takes 3 to 6 weeks on site. The timeframe depends on the size of the room, whether plumbing is being moved, and the waterproofing and tiling involved. This is an estimate only. We confirm your schedule before work begins.

Most kitchen renovations take 4 to 8 weeks. Layout changes, custom cabinetry and benchtop lead times have the biggest effect on the schedule. Every kitchen is different, so we give you an estimated timeline with your proposal and keep you updated as the work progresses.

A laundry renovation typically takes 3 to 6 weeks. The time depends on the size of the space, the cabinetry, and any plumbing or waterproofing work required. This is a guide only, and your actual timeline is confirmed once the scope is agreed.

A full home renovation generally takes 2 to 6 months, depending on the size of the home and the complexity of the work. Structural changes, approvals and the availability of specialist trades all influence the schedule. We provide an estimated programme before you sign the contract.

How long does a house extension take on the Sunshine Coast?

A house extension usually takes 2 to 6 months to build. A single room addition sits at the shorter end, while a second storey takes longer. Timeframes are estimates and depend on the design, site conditions, approvals and trade availability.

Most decks take 1 to 4 weeks to build. Size, height above ground, site access and the type of timber or composite all affect the timeframe. Weather can also play a part. We give you an estimated schedule before we start.

A flyover patio is usually installed in 2 to 5 days on site. Before installation there is a lead time for materials, which depends on the roofing, colours and finishes you choose and on supplier availability. This is an estimate, and we confirm the full schedule once your design is finalised.

Decks and Patios

What is the difference between a flyover patio and a standard patio?

A standard patio roof attaches at the height of your eave and usually has no thermal insulation. A flyover patio is raised above the existing roofline, which gives you more height, more natural light and better airflow. Our flyover patios use insulated roofing, so the space underneath stays cooler through a Sunshine Coast summer.

It depends on your property and on the size and position of the patio. LRZ Construction checks what applies to your site and assists with all necessary approvals, including drawings and engineering, so your flyover patio is fully compliant before work begins.

Which decking material lasts best in coastal Queensland?

Hardwoods such as Merbau and composite boards such as Ecodeck both perform well in coastal conditions when installed correctly. Merbau offers a natural timber look and needs regular oiling. Composite needs far less maintenance and holds its colour. We help you choose based on your site, how much sun and salt exposure it gets, and how much upkeep you want.

Renovations and Extensions

How much does a home renovation cost on the Sunshine Coast?

There is no single price, because the cost depends on the size of your home, the scope of work, and the materials and finishes you choose. Structural changes, plumbing relocation and custom joinery have the biggest influence. After a free site visit we provide an estimate based on your actual project, so you can plan your budget with confidence.

It depends on the type of work. Most families stay home during a laundry renovation, a deck or a patio build. For a bathroom renovation you can usually stay if your home has a second bathroom. For a kitchen renovation, a full home renovation or a house extension, you will need to arrange somewhere else to live while the work is under way. We recommend including temporary accommodation in your budget from the start, and we give you an estimated timeline so you can plan it.

Is it better to extend my house or move?

It depends on how much you value your location and what moving would cost you. Selling and buying involves stamp duty, agent fees and moving costs, and you may still need to renovate the next home. An extension lets you stay in your street and design the extra space around your family. A site visit will tell you what is possible on your block.
